Here are some maintenance tips to help keep your home looking and running like new.

EVERY THREE MONTHS:
• Test smoke detectors
• Clean range hood and filter
• Replace furnace filter
• Inspect/Clean HRV filters

SPRING:
• Wash exterior of windows and reinstall or clean window screens
• Clean gutters and downspouts (downspouts down for water control)
• Inspect roof
• Service air conditioning (if applicable)
• Re-seal wooden deck, porch, fence and other outdoor woodwork as applicable
• Inspect and re-seal driveway and walkway
• Repair damaged screens as necessary
• Adjust backset on exterior man doors
• Clean all window and patio door tracks

SUMMER:
• Exterior paint touch ups
• Inspect and clean dryer vent and duct line
• Clean bathroom vent fans
• Top dress and fertilize lawn as necessary
• Lubricate over head door (garage)

FALL:
• Service heating system
• Remove garden hoses from hose bibs
• Clean gutters and downspouts (you may raise downspout extensions for winter)
• Overseed and aerate lawn

WINTER:
• Adjust backset on exterior man doors
• Inspect weatherstrip on exterior doors
• Cover a/c unit (if applicable)
• Remove window screens and store safely
• Keep relative humidity low. This is especially important during the extreme cold spells. Utilize the primary air override switch, keep window coverings open to allow air circulation, don’t block heat registers with furniture, rugs or other items that will stop airflow.
• Wipe down windows and frames with a towel to control condensation build up
